Neighborhood overview
Kuje is a suburb of Abuja, positioned inside the Federal Capital Territory (FCT). It is located in the Kuje Area Council, one of the 6 area councils of the FCT. The district sits to the west of the Abuja city center and is close to the new Centenary City development. Due to the large amounts of greenery and farm land, in the area, Kuje is commonly known as the “food basket of Abuja”.
Kuje is very much a developing neighborhood with informal settlements scattered around the place. However things are changing. The FCT administration has resolved to improve infrastructure and a number of major housing projects are either ongoing or proposed. Currently, Kuchiyako is the most developed part of Kuje.
As Kuje is not directly inside the capital, it is an affordable district to live in and an excellent place to invest for savvy investors. It is set to benefit from its strategic location near the Centenary City: a master planned smart city to be built from scratch on over 1,200 hectares of greenfield land.
The district has a big bustling market, selling a variety of goods and produce.

Getting around
Kuje sits to the south of Abuja International Airport. To the east, along the Airport Road, lies the Centenary City leading on to Lugbe and then Kukwaba, before eventually reaching the Central Area. Gwagwalada lies to the west of Kuje, from where you can connect to the Abuja-Lokoja-Kaduna Road.
The airport can be reached in roughly 15 minutes; While Abuja’s inner areas are around a 30 minute drive away.
Land and houses in Kuje
Kuje is currently experiencing fast growth due to its proximity to key locations in the FCT, including the city of Abuja, the airport and the Centenary City. This fast growth has resulted in an increase in housing developments and with it an increase in population.
Kuje is one of the best places to invest, not just in Abuja, but in Nigeria as a whole. Farmland, land and the associated cost of homes in Kuje are very cheap by Abuja standards. Having said this, earmarked development both within the district and in areas nearby are sure to raise prices considerably in the near future.
