Neighborhood overview
Kukwaba is a district in Abuja phase 2. It is a unique neighborhood in that a lot of the land is reserved for special use purposes. The area plays host to a number of prominent landmarks in the city.

Land and houses in Kukwaba
Most of the land in Kukwaba is earmarked for particular commercial purposes. Little land has been allocated for the construction of residential homes.
Consequently the development of the district has been slow as real estate developers have a preference for building residential housing.
Special use land can be found in the eastern part of the district. It can be used for recreation purposes such as cinemas, sports, casinos, event centres and theme parks.
Mixed use land, including residential, is found in the western half of the area.
