Neighborhood overview
Gwarinpa is a developed district situated in Abuja Phase 3. It houses the largest single housing estate in Nigeria. The neighborhood is a thriving one and as such is often referred to as “its own city”.
As part of the urban development of Abuja in the early 2000’s, Gwarinpa significantly grew and rose in population. It is now a popular mid-high class neighborhood that was traditionally developed to be residential in nature.
More recently there has been a development of significant commercial activities. Various, shop, restaurants and bars can be found in the neighborhood.
Places of interest include Evelyn’s Event Centre and Pathfield Mall. Eateries are Crush Café, Domino’s Pizza, Yahuza Suya and Cold Stone Creamer.
Gwarinpa has the most vibrant day and night economy outside of Abuja’s inner areas.

Getting around
Gwarinpa nears Katampe & Jahi in the north east, Kado in the east, Jabi in the south east and Life Camp in the south. To the west is Karsana, while to the north west are Dawaki and Kubwa.
The infrastructure, especially the road network, is good. Journeys to Abuja Central Area take around 15-20 minutes.
Major roads include the Murtala Mohammed Expressway to the northern edge of the district and Ahmadu Bello Way to the south. Ring Road 2 also links to further outer Abuja areas such as Galadimawa.
Land and houses in Gwarinpa
Property type in Gwarinpa varies, with apartments, bungalows, terraces and duplexes being present. The prices of property can also vary considerably.
In some cases, house prices can be comparable with other outer Abuja districts for example Lokogoma.
At the same time, finding property that’s costs almost as much as those to be had in inner districts like Wuse or Guzape is common.
