When it comes to investing in real estate in Nigeria, Abuja is arguably the best place to do so. There are a number of reasons for this, chiefly:
- It is Nigeria’s capital city
- It is rapidly developing
- It offers a great quality of life
- There is plenty of vacant land available
Land is a particularly attractive investment due to it being a relatively “hands-off” way of making money. When you fully comprehend these facts you will understand that Abuja is the place to be and accordingly is the best place to buy land in Nigeria.
Having said this, Abuja is a big city so the question still remains, where are the top neighborhoods to buy?

What do we mean by best?
By “best” we can mean a number of things, it all depends on what you are looking for and also what you want to use the land for.
For the purposes of this article we will assume “best” to mean where one can get great deals, where can one make the most money quickly and where can one safely invest.
In other words, we are looking at “best” from the perspective of real estate investment. So where are the up and coming areas in Abuja? What areas are growing the fastest, but where land prices are undervalued?
Jahi
Jahi is a fast growing district located in Abuja phase 2. Continued governmental infrastructure development and Its excellent location near a number of prime neighborhoods such as Gwarinpa, Kado and Katampe makes it the perfect place to buy land in Abuja. This is especially true for those that want to buy somewhere near the city center as Jahi is less than a 20 minute drive from the Central Business District.
Mpape
Mpape is a large district: both in terms of population and land size. On the whole, the district is undeveloped. However this underdevelopment is what makes Mpape a particularly attractive place to acquire land. When you add underdevelopment to its superb location, adjacent to one of the most exclusive districts in Abuja: Maitama, you can start to get a picture of the potential high return on investments gained by buying land in Mpape.
Furthermore, Mpape enjoys a hilly topography that has some outstanding views of the entire city. Coupling this with the infrastructure projects due to commence shortly, Mpape becomes a sure-thing for the wise investor.
Kuje
Kuje is another excellent place to own land. Being further out from the city center, land in Kuje can be considered very cheap. So investors with less capital would do well to look at Kuje when it comes to investing. Additionally, for people looking for farmland or agricultural land Kuje is perfect as there is plenty of that available.
Kuje nears a number of prominent landmarks in Abuja including the airport and Centenary City. Its proximity to the Centenary City may be of particular interest to investors: It is a planned smart city to be built on over 1200 hectares of land a few km from the Central Area. The city is modeled on places such as Doha, Dubai, Singapore and Monaco. As the Centenary City develops so to will real estate prices rise in Kuje.
Dakibiyu
Dakibiyu is a little known district in Abuja. The district lies in phase 2 and sits directly to the south of Jabi. Dakibiyu is bounded by ring road 2, a major road connecting various neighborhoods from Gwarinpa in one end to Apo on the other. The neighborhood also nears the airport road given easy access to the city’s airport.
Dakibiyu is far less developed than Jabi to the north. Given the fact that Jabi is one of the most expensive places to buy real estate in Abuja, together with Dakibiyu’s excellent central location, one can start to get a picture of why it is among the best places to obtain land. Investors are advised to buy before it fully establishes.
Lugbe
Lugbe is one of the relatively well populated places on our list, despite this, Lugbe is a large place and there is still plenty of strategic land available for purchase.
Lugbe has an enviable location in Abuja, it sits in between the city center and the airport, 25 and 15 minutes drive away respectively. Moreover, it is also in the vicinity of the Centenary City project, currently under construction.
Lugbe used to be under the administration of AMAC but as of recent the area and surrounding communities were officially incorporated into Abuja phase 5. This means that the area is due to get a major facelift soon with more investment, better facilities, infrastructure and services.
All these factors make Lugbe a fine place to buy in Abuja.
